The Icon Building, located on Balby Carr Bank in Doncaster, is a prominent office building managed by Barnsdales FM. Central Group was appointed by Barnsdales FM to carry out a complete refurbishment across 1,200m² of roofing.

By mid-2023, the roof areas—including the main flat roof and two rear balconies—had experienced widespread deterioration. The existing waterproofing system had exceeded its service life, presenting clear signs of failure, including compromised details around upstands, penetrations, and outlet points. With multiple layers in poor condition and water ingress risks increasing, a full strip and replacement of the roofing system was deemed necessary.

The works required close coordination to avoid disruption to building tenants and ongoing operations. Complex detailing across multiple penetrations, raised upstands, and balcony transitions required precision and careful sequencing. Health and safety were prioritised on site, particularly during stripping and torch-on works, with temporary weather protection and robust site controls implemented to ensure consistent progress regardless of weather conditions.
solution
The project began with full preparation and strip-out of the existing waterproofing across all details, including gutters, perimeters, and penetrations. On the main roof, we installed a mechanically fixed Alumasc PIR Cover Board to provide a solid base. Surfaces were primed with Alumasc SA Primer, followed by installation of the Alumasc Euroroof Self-Adhesive Underlay and the Euroroof Premium Torch-On Cap Sheet.
The balcony areas required specialist treatment. Existing paving slabs were carefully removed, cleaned, and reinstated on new pedestals following the application of the Caltech QC liquid detailing system to ensure reliable waterproofing in intricate areas. Six new 75mm Fixfast FO-FLO rainwater outlets were installed to enhance drainage, each checked for free flow post-installation.
All materials used were supplied by Alumasc, with a full manufacturer-backed warranty supporting system longevity and performance. Care was taken to protect and reinstate cable runs and plant equipment throughout the works.
