Swan Court, Marion Court & Stansted House
Central Group delivered a large-scale flat roof refurbishment project across Swan Court, Marion Court and Stansted House on Gloucester’s Westgate Estate. Situated beside Gloucester Cathedral in a prominent city-centre location, the works upgraded multiple residential roof areas using the MOY Paralon reinforced bitumen membrane system, improving waterproofing performance, drainage and thermal efficiency across the estate.

task
The existing flat roofing areas across the three residential buildings required refurbishment due to ageing waterproofing systems, difficult drainage falls and deteriorating roof details. The project involved a range of existing substrates, including woodwool slab, screed-to-falls construction and plywood deck areas, all requiring careful assessment and preparation prior to installation of the new roofing system.
Several roof areas included complex detailing around tank rooms, parapets, penetrations, outlets and rooftop services. Existing falls and drainage arrangements also required improvement, with tapered insulation schemes designed to direct water efficiently into gutter zones and sump areas while improving overall thermal performance.
The refurbishment programme covered approximately 1,350m² of roofing and formed part of a wider investment in the long-term performance of the Westgate Estate residential buildings.
approach
Delivering the project within an occupied residential estate in Gloucester city centre required careful planning and coordination throughout the programme. The site’s location adjacent to Gloucester Cathedral created additional logistical considerations due to restricted access, public visibility and the need to minimise disruption to residents and surrounding areas.
The roofing works involved multiple roof levels, high parapet details and complex interfaces around tank rooms, outlets and rooftop services. Several parapet and upstand details required raising and adapting to suit the new roof build-up while maintaining suitable waterproofing heights and drainage performance.
Managing tapered insulation layouts, gutter falls and sump detailing across the different roof zones required close coordination between site teams, designers and the manufacturer to ensure drainage performance and specification compliance were achieved throughout the project.
Temporary weathering measures were maintained during phased roof works, while ongoing manufacturer inspections by MOY ensured installation quality and supported the final warranty approval process. The completed refurbishment demonstrates Central Group’s ability to deliver technically detailed, manufacturer-backed roofing projects within challenging live residential environments.
solution
Central Group completed the flat roofing refurbishment works using the MOY Paralon reinforced bitumen membrane system, delivering a new warm roof build-up across Swan Court, Marion Court and Stansted House.
The installation included MOY self-adhesive primer, MOY Sticker 3mm AVCL, MOY Paratherm T PIR insulation, MOY PU adhesive, Imper / MOY Paralon TOP/S base layers and MOY Paralon ARD/S and ARD/HS capsheets. Stansted House was completed with a charcoal grey exposed roof finish, providing a clean and durable final appearance.
Tapered insulation schemes were incorporated throughout the project to improve drainage performance and direct rainwater into newly formed gutter zones and sump details. New rainwater outlets, flashings, trims, angle fillets, raised kerbs and parapet details were also installed as part of the refurbishment works.
Additional detailing works were completed around tank rooms, door thresholds, communication equipment, roof penetrations and rooftop plant areas to ensure continuity of waterproofing across the various roof levels and interfaces. Metro tile works to tank house areas also formed part of the programme, contributing to the overall finish and detailing of the buildings.
The completed system achieved thermal performance values in the region of 0.17–0.18 W/m²K while providing a long-term waterproofing solution backed by a 20-year MOY warranty, subject to final inspection and approval.
