Primary School in South Wales
In South Wales, an ageing primary school required urgent roof refurbishment to resolve water ingress, improve insulation, and ensure the long-term integrity of the building envelope. Central Group were appointed as principal contractor to deliver the project within a live school environment. Working with tight time constraints and strict safeguarding requirements, the team delivered a phased programme that modernised the building while maintaining uninterrupted school operations.

task
The original flat roofing system was outdated and underperforming. Aged felt coverings were cracked and leaking, insulation had deteriorated, and rooflights had become fragile and ineffective. Asbestos was identified within the fascia areas, requiring regulated removal procedures before refurbishment could begin. The project also included the removal and replacement of cladding, which was no longer fit for purpose.
Preliminary works included a detailed site setup, safeguarding measures, and asbestos handling protocols. Site access, scaffold erection, and secure perimeters were carefully managed to ensure compliance with health and safety standards. These measures were critical, given the building’s daily use by pupils and staff.
approach
Delivering a construction project within an active primary school environment presented logistical and operational challenges. Health and safety considerations were paramount, with enhanced site controls, restricted access zones, and careful coordination with school leadership. The presence of asbestos added complexity, requiring specialist handling and strict adherence to removal regulations.
Phasing of works was critical to ensure safety and sequencing. Central maintained close communication with the school throughout, providing regular updates, programme adjustments, and planning around key dates and school activities. This flexible approach enabled the team to progress the project efficiently without compromising daily operations or safeguarding protocols.
solution
The roof refurbishment was delivered in multiple phases to align with the school’s operational timetable. Work was carried out outside of teaching hours wherever possible, including early mornings and weekends, to eliminate disruption to classes and maintain a safe working environment.
The existing roof build-up was stripped, and the substrate was prepared and primed using Alumasc Bitumen Primer. A high-performance Alumasc Derbigum waterproofing system was then installed, including BGT PIR insulation to meet modern thermal performance standards. Rooflights were replaced to improve natural daylighting, and UPVC capping was fitted to improve the roofline finish.
The project also involved cladding improvements and the installation of new rainwater systems. All materials and systems were chosen to enhance energy efficiency, increase durability, and ensure long-term reliability in a low-maintenance solution.
