The unit featured five distinct roof zones with deteriorating coatings, widespread corrosion, and ageing rooflights. The gutters had visible signs of water ingress and corrosion, with Roof 1’s rear gutter requiring full replacement. Cladding and window panels on one elevation were also failing, contributing to thermal inefficiencies. A previous coating system had reached the end of its serviceable life, necessitating a long-term solution that would avoid full roof replacement.

All work was completed over a 4-month period between November 2023 and April 2024, during which the building remained in full use. Phased access, strict waste management, and detailed sequencing were necessary to avoid operational disruption. Roof areas were cleaned and primed under varied winter conditions, requiring careful coordination to ensure correct drying and application times for all Liquasil products. Health and safety protocols were rigorously enforced, particularly during rooflight and Mansafe installations.
solution
All five roof areas underwent a staged refurbishment. Following a full clean and strip-back of the old coatings, Central applied a Liquasil-based specification including SWT Corrosion Primer and Metalseal 20 to the field areas, laps, and details. Gutter areas were treated with Liquasil Gutterseal, while the cladding received a two-coat Cladcoat system in Goosewing Grey. Rooflights on Roofs 1, 2, and 4 were replaced, improving internal natural lighting. Additionally, a new 122lm Mansafe system and harness kit were installed to enhance future maintenance safety. Cladding between Roofs 3 and 4 was overclad and windows covered to maintain consistency across elevations.
