Premier Inn, located at Derwent Crossing in Newcastle, is a busy Whitbread-operated hotel that serves a high volume of guests year-round. Due to persistent leaks in the roof that began affecting hotel rooms, Central Group was appointed to deliver a full roof refurbishment. The challenge was to carry out the work efficiently while ensuring the hotel remained fully operational throughout the project.

The existing pitched tile roof, covering approximately 1,600m², had reached the end of its functional life. Failures in the original roofing system led to widespread water ingress, posing a direct risk to guest comfort and operational continuity. The problems were especially pressing for a live hospitality environment where any disruption could affect occupancy and service standards. The original system lacked modern waterproofing and insulation properties, which further contributed to ongoing deterioration.

The refurbishment took place over the winter months, introducing seasonal weather complications such as wind and rain, which affected access and timing. Additionally, operating in a live hotel environment required careful logistical management. Works were sequenced to avoid noise during peak check-in and checkout periods, and materials were moved in phases to reduce on-site clutter. The team established strict safety protocols to protect staff, guests, and workers throughout the project.
Despite these challenges, the programme remained on schedule and met all performance and quality benchmarks. Central Group delivered a robust, modern roof system with a 15-year guarantee, ensuring the hotel could resume normal operations without the threat of further water ingress.

Central undertook a comprehensive commercial pitched roofing refurbishment valued at £320,000. Over a six-month programme, the team carried out a full strip and replacement of all roof tiles, battens, and underlays. Marley concrete roof tiles were installed along with a breathable felt underlay, fibreglass insulation, and dry ridge and ventilation systems to meet modern performance standards.
The scope of works also included reinstating solar panels, upgrading all leadwork, and replacing rainwater goods and fascias. These enhancements significantly improved the building envelope’s thermal efficiency, weather protection, and long-term durability.
All activities were carried out with careful planning to ensure minimal disruption. The team worked in close coordination with the hotel to maintain a safe, tidy, and quiet site – essential to preserving the guest experience.
