Center Parcs, Sherwood Forest

The three roofing zones—Parc Market (1,506m²), Events Venue (1,006m²), and Squash Courts (200m²)—were over 20 years old and comprised a patchwork of single-ply, bituminous felt, and previous liquid systems. Each suffered from water ingress and deterioration. The presence of dense, live M&E plant further complicated any roofing works. With the roofs directly above operational guest spaces and the resort set within 400 acres of woodland, the project demanded a solution that balanced durability, visual sensitivity, and guest tranquillity.

With over 4,000 guests passing through the Village Centre daily, uninterrupted access and peace were critical. No plant or service outages were permitted. The team worked beneath live HVAC systems, with noise, vibration, and confined conditions requiring strict safety protocols. Phasing was essential—roof zones were handed over in sequence, and daily coordination ensured no overlap with key guest activities such as corporate conferences or sports bookings.

The aesthetic requirement was also unique. Rooflines at Center Parcs are often visible from high walkways and treehouses. The client required a clean, unobtrusive finish that harmonised with the natural setting. Sikalastic®-625N’s subtle grey tone and seamless appearance delivered a low-profile, uniform result that blended effortlessly into the forest backdrop.

Central Group selected Sikalastic®-625N, a cold-applied, single-part polyurethane membrane ideal for liquid refurbishment and phased application. A liquid overlay method allowed seamless integration around ductwork, cable trays, plant plinths, and upstands. At Parc Market, the team carried out partial stripping where persistent leaks and poor terminations to abutment walls required substrate-level repairs. New insulation was introduced to meet modern U-values, particularly at the Squash Courts where the original felt roof showed significant degradation.

All work was executed using roof-mounted scaffolding and rise-and-fall handrails, maintaining edge protection without impeding guest movement. Shift patterns were planned for minimal visibility—early mornings, night shifts, and pauses during peak events. Detailing beneath live M&E was achieved through careful sequencing, and pre-coated membranes were used where access was restricted beneath plant.
